Re: i bought a house
niceuu congratulation
Appliances suck, but what worked for me was to check for floor models at the big home improvement stores (Lowes, Home Depot, etc). I've spent half of what they were new on everything just by being in there at the right time. |

Re: i bought a house
I got my appliances off Craigslist. A stove, washer, dryer, and refrigerator for $450. And a riding lawn mower for only $550. You might not need one of those though :P

Re: i bought a house
Grats, I'm kinda in the same boat right now. Waiting to hear back from the bank to OK the loan or not. Guess for advice, get your monthly income and start subtracting each bill you have to have (mortgage, electric, etc.) so you know how much you'll have left at the end end of the month. Find some way to make yourself feel at home. Being in a new place always sucks. And start saving a little, if possible, for improvements. The house I'm looking at has a closed in garage that I would love to become my man cave.
Hope everything works out for you man.

Re: i bought a house
is the monday inspection from the realtor? if so, take that shit seriously; anything, i mean, /anything/ you can think of that might be a potential problem in the future make sure you get checked now.
everything: meaning walls (termintes), ventilation/AC, water filter, doors (especially the frames, check for damage), garage door (check the coil). make sure your electricity/power meter is correct; go to the fuse box and individually inspect each light (walk around with a nightlight and check each one) congratulations word of advice: everything is fucking expensive. take time off to clean the house initially; if you're working/schooling while moving you're gonna stress. from there just do spot cleaning everyday; if u live alone gl it's a fucking pain lmao. if you have a partner then divvy up the responsibilities congrats again bud

Re: i bought a house
Lito is bringing up some good shit.
Also your furnace is super important (at least here when it drops to -40 it is), make sure they check the attic to make sure all the air that ends up there (including chimney, bathroom, furnace, water heater) is ventilated out properly. And never ever be afraid to ask for help!

Re: i bought a house
if you don't have one look for a promotion on a credit card with chase or capital one with 0% APR for 12-18 months. So nice to have as backup if you don't have immediate cash for a major repair lol I had to spend like 1.5k out of nowhere all in one day on a roof so i wouldn't lose my homeowner's zzz

clr cleans EVERYTHING, from toilets to rust stains from patio furniture. it never hurts to ask parents/family/friends for advice when you run into a problem, they've most likely been there before.

Re: i bought a house
wow some good points guys, keeping all of these in mind
inspection was today and there were some minor stuff to do: kitchen sink is leaky, shower needs caulking, and furnace should be checked to make sure it's in good shape (owner to do all this before i move in fuc that shit) a couple iffy things though: 1) poor roof/attic ventilation causing tons of roof ice, doesn't help that we had a weird winter so far but still. would need to open up the blocking above soffits so that air can flow better + maybe beef the insulation up. also would need to widen the attic access so that you can actually get in there -basically this is like a $2000+ upgrade, or else get used to my eaves trough collapsing under weight of ice + snow and accelerated decay of roof shingles (roof was just re-done this fall tho) 2) the older half of the basement is a crawlspace and has zero access to it, a previous owner decided to just drywall that entire partition up...the engineer had no way to get in there to see what's what. considering it's part of the original house (1960's) there would be no way of telling if something was leaking or if anything has rotted out or if the plumbing is old etc. only good thing is you can see newer copper water pipe going into the crawlspace.. -basically a complete unknown that i have to suck up and deal with or not buy the house right now it's looking like i'm still going ahead with it, prepare for the worst when i open up that crawlspace but yolo |

Woah, man, congrats! That's sweet, Dynam0000000000!
You should hit up all the humans to chill with you and charge them for their stay. XD I mean, maybe you could find a single lady, but...EF LADIES, GET THE DUDES. Just make sure you get a helpful one who is also clean and tidy =P But actually...Super congrats! I can't imagine handling all of that initially especially without someone around to split responsibilities, cover costs, etc. Keep us updated along the way ^.~

I've paid for my house solely by myself for the whole duration of me living here. As long as dynamo picked a house in his actual range, not the top dollar he could "afford", he's golden.
